If the rent increase was below 8.6% and there was only one rent increase, another rent increase can be done to achieve the total of 8.6% (8.6% maximum increase for the year in no more than 2 separate rent increases). 

However, I received some feedback from one of my partners that the play here would be for an investor to subdivide or re plat the land for a multiple tenant situation.

Bottom line is - pay for the expert advice on this one.

Fixing the inside of the house is usually the last resort.Regarding disclosures, it wasn't like the sellers were able to pull one over on you.
