Granted, this is not the same league as something with a big box national anchor, or a Class A office tower, but then I suspect most of the readers of this site aren't looking at that scale of investment.Small business, almost by definition, is largely "mom & pop", or purely entrepreneurial, and most fail within the first three years.

This is a good qualifier for weeding out the minor leagues from the big leagues.

The city is the second largest in Massachusetts and will be getting the Paw-Sox (the Red Sox's minor league team) and there are many universities and colleges.

So if you are a good enough salesperson to convince an Ivy League endowment, a family office, or a sovereign wealth fund to invest....well you make something even if you're a loser.
