My model tenant (best tenant we ever had) will be moving Dec 1 so I'm looking at my options. 

I've only ever had this happen once - my very first guest had her hospital contract cancelled early and I had no language at all in my agreement because I was too new to know it was a risk.

Also, since they have written so many more in recent years than ever before (historically speaking) the problem will only escalate as more and more homeowners come to realize all their equity disappeared into these when they go to sell. 

I've had about 10 Section 8 tenancies in Indy.  9 have been good, 1 was the worst tenant I've ever had. 

I truly cant think of a reason why I would ever go back to traditional renting 

If you ever find an opportunity because of your knowledge of the market, you can present it to your new connections.  

If they filed and the property was worth less than the note and their was no PG or they don’t have other assets you get the property back to which if commercial is probably worth a lot less than what they owe.Have you ever managed a commercial property ?
