I got all sorts of calls, usually some were just curious, some were angry, every month someone called the police, the BBB and one time even the FBI on me, because the term "cash offer"" seemed suspicious to them - drug money LOL A place officer called me on behalf of a resident asking me to stop mailing them, to which I replied: sure whats their address and he said: he would not give me that information.. 

If you don't have the cash and have no way to get it quickly I'd focus on sorting out a payment plan with HUD, if they allow that.

But it's a lot to sort out and reconcile.

In the past, we have heard you need to have a larger portfolio to report to the bureaus, but even if you could I would strongly recommend against it.

It it was me I'd figure out how to get a staircase down into that unit from the unit above it and make the first floor unit larger.  

Weird that the township would go one way and the city another. township is much larger than the city.

It just helps me sort out all the stuff that definitely won't work.

But I know sometimes I may need to sell to get a larger lump sum up front to help with lack of any other income currently. 

My assumption has been DSCR is the main driver, coming from my institutional experience (larger deals) we usually target a 1.2 and over DSCR.
