Imagine trying to get tons of owners with a voting share to agree to do anything regarding sale, refi, more capital injections,etc.DST's can have huge fees paid by the investors to the companies setting up the DST's.

Politicians are not stupid and they rallied around housing with a massive injection by the Fed that was far-reaching and swift.Some say the government intervention will only fuel hyperinflation if that is the case, then real estate is one of the few places you will want to be invested so as an investment I don't see that argument as a negative.

TIC's if there are a lot of investors can be a nightmare as down the road everyone has a voting share and trying to get them to agree on sale,refi, injecting more money, etc. can be difficult.

I clearly stated that in my town the area by the tracks is not desirable and the trains do VIBRATE and shake houses close to the tracks...nothing stupid about that....just trying to inject some humor in my response and here NO ONE would buy or rent on the tracks !!!

This is pretty simple to do under a joint venture agreement or though ownership in a company. based on your post, I was thinking you didn't have the capital to inject (or you would own 100%), so I think I may have missed your point.
