I've been investing on the area for years and I haven't seen that kind of conditions anywhere else. 

Advertising (photos and listings.) turn over costs, snow removal, and those kind of things.

Versus if you leveraged, you could buy multiple properties (or larger projects), and be in a better position in the long run.The reality is real estate kind of only makes sense if you leverage.

If not feasible, consider increasing rent, reducing purchase price, incorporating future benefits, or targeting multifamily properties.

We also are very verse on the Property Code Laws of what legally we must do and what is just good business.So @Ian McClure to answer your question, it would depend on how the new tenant was on boarded and what kind of business the owner runs concerning his property

I understand it has to be a “like-kind” property and I have 45 days to find another property after it sells, and 180 days to close on another property.
