I have read the Ultimate Screening Guide and written a basic set of screening requirements but still have some questions that hoping someone could help answer (maybe before I have to hire an attorney). 1) On the tenant resource center page (http://www.tenantresourcecenter.org/discrimination) I found what seems to say that "unemployment" is a protected class in the city of Madison: Madison includes all extra classes in Dane County plus: Citizenship Status (City of Madison only)Genetic Identity (City of Madison only)the fact that a person declines to disclose their social security numberAtheismHomelessnessUnemploymentThat seems a little odd to me.

Rents currently range from 1000-2000$ a month even though each unit is an identical layout. 

I can't even imagine an applicant giving all that information in this day and age of identity theft.The biggest question, though, is "What are you going to do with that information?"

As for the rent, according to Rentometer, there are currently identical apartments (same bed and bath count and square footage) in the same complex being rented out for $1,650 a month, so I think $1,500 is a bit below market price.

This sounds like the identical problem I have been having.

It was almost identical to the various software bug tracking systems.  

There were 2 identical buildings next to ours so we made an offer on them and bought them by refinancing 2 other houses we had. 

@Joe Kalis That's a difficult question to answer, and you want to make sure that when reviewing the answers, everyone is talking about identical situations.

I looked at a handful of properties in different areas, none of which I would call "up and coming," but every single property looks identical.
