It's an acreage property near the lake that has a main house (2/1), guest house (3/2), and small studio-layout unit (3 units on same property).

Hey @Brett Baker, generally, any place with a great water view or directly on the water will bring more revenue.Of course profitability will all be based on purchase price and prevailing nightly rates in the area.If you find a cool 2/2 or 3/2 right on the water with a great view for 1.5m or a 2/2 or 3/2 house a block away for 600k, then I would look at the house over the condo.

After the new home is built, I plan to sell our primary house.

I am specifically looking in Essex county, MA because I want to house back close enough to my current W-2 job.

If you offer a in house chef to cook meals, daily cleaning service etc. then that crosses the line.So, where is it at and show us some pics.

I have some in-house laborers for any large projects but sometimes value add can even be raising rents to market or finding an off market gem. 

They are going to have a pool, possibly hot tub, maybe a snack bar, and be beach front. at least comparing to the PCB market, most houses in comparable prices to condos dont have those things and are not beach front.

LTR and MID term are hot now as well, we have more people that want houses than houses to rent to them.
