I personally love properties like you just described @Rhonda Norman because there's nothing hidden.  

Its a terrible look to not have it hidden as much as possible

I am very familiar with where the gems and war zones are. 

It may not work out every time but every once in a while you'll find a gem where the family is moved away and dealing with things long distance.  

As long as the neighborhood isnt going down the tubes, and there isnt a hidden catastrophic repair, then you should be find with this one. 

Is there a way you can submit an offer, with a 'hidden cap'?  

There's gem in his books but his books are more motivational than educational.

It took me three months, and I had to pull teeth to get much of information, but it hits all the important areas such as all the hidden fees, investor protections (or lack thereof), gotchas in the legal structures, etc.
