Get that seller credit instead of lowering the price - that will help you absorb those costs.Talk to your lender.

He also said he'd help me acquire large multifamily, but then had never even heard of Crexi, or Loopnet and had never owned anything larger than a duplex. 

He told me I should and then helped me purchase it.

Since your first house hack will cash flow when you move out, that helps balance the risk.

If the government wants the debt to drop, forcing interest rates lower would likely help that by stimulating the economy.
