The materials vary but labor costs vary as well.I usually assume $10 dollars per sqft (interior livable sqft) on a very light cosmetic rehab that would only be some flooring, cleaning, paint, change of plumbing fixtures, possibly some appliances, and kitchen hardware, along with some new trim).Once we get to redoing the trim and doors and new kitchen it can get up to 20-30 dollars per sqft or more depending on the grade or level of work you're doing (low end, mid end, to higher end area).Most of my experience has been with upper low to mid range rehabs and rental grade rehabs focused on getting the highest rents, with the most durable materials I can find, delivering the eye candy, but not over spending either.So I guess for you it will depend who you're catering your rehab or repairs for.

You can also install the hardware yourself and will save a little bit.I would do wood for sure.

Cabinets would just need new hardware but are otherwise in good condition, countertops look newer than the rest of it.The NumbersSeller provided:2x 1 Bedroom, 1 Bath 425 sq ft. at ~$700 2x 2 Bedroom, 1 Bath 525 sq ft at ~$900-9501x "Weird" unit with upside potential: Essentially 2 1 bedroom units smooshed together because the city wouldn't license them separately (seller has no documentation as to why) 2 Bed, 2 Bath, 2 Kitchen, 700 Sq Ft., rent at ~$1070.

I would spray the cabinets white, new silver knobs/hardware, new countertop and maybe switch the appliances to stainless.All of that would brighten up the whole space

Well i met with the landlord and he has agreed to pay.He wanted to make a deal first but after a moment of silence he said he would pick up the bill as long as it did not exceed $300.I am quite confident that I can get the work done for $300.I kind of felt bad after the fact but after looking at the hardware used to hold the wood in place I think that it is a building flaw + aged.My landlord is a nice guy and does treat all the tenants good so I might pick up $100 of the bill just to keep good relations and I do know it was not his direct doing.Thanks for all your replies.Drew

I take off all door hardware, switch plates etc. it makes the job look much more professional this way.I paint the ceiling first, I take out all lights and replace them with a cheap plastic round closet light with bulb that hangs by the wires so you can paint under it, then mask the ceiling back 2' then take a paint brush and paint the ceiling color over the edge of the the taped off area.

Also, if you happen to be near any contractor hardware stores like a Lowes or Home Depot, make it a point to stop by and talk to some of the contractors, they oftentimes have clients on both sides of the transaction that they are willing to share with you.
