Let builders and developers build stuff.

My business partner and I have a joint LLC (shared business bank accounts / credit cards / etc) - pretty standard stuff.

I probably will go this route myself as an experiment along with putting in the agent comments no FHA offers accepted and use my lender to get first consideration... blabla all stuff that suits me and not the actual selling price or days on market.

All standard stuff.

That's why I'd rather focus just on the very few high $$ properties each year, rather than battle it out with the "regulars"on lower priced stuff, I think you're often better off looking at the other methods of finding them, OR maybe putting some effort into it but its no easy game there at all.Lastly, if you want to hear a TRUE story of FAILURE at the auction, here's one that happened to ME!

There are some indications that they may not sign, some personal family stuff that I don't want to get into. 

I clearly know my stuff BUT that's the thing, I am way too busy DOING transactions to run around burning time doing BPO's unless they are for my clients and connected to something actionable.   

Stuff always comes up you don't expect.

However, more importantly is that in certain areas they have restrictions and you have to get what is called a vacant building inspection report before you sell the property which is essentially a laundry list of stuff you have to do before you sell the property (or you can have the new buyer agree to fix those things by signing a document).

Simple maintenance stuff.
