Do you find someone on places like craigslist to get "boots on the ground" to look at the property and assess any damage?

If anything in the property has changed you may have grounds to cancel the deal and receive your EMD back.

I work with teams on the ground in each market to find off market properties.

If I were the seller I’d return your deposit on two grounds: first, you breached the purchase agreement by not performing, and; second you seem like a flake. 

Ground was soggy and was wet in the basement under the open faucet!  

I had a cage on the outside AC unit but someone got a truck into the backyard and was able to yank it out of the ground.

So, I feel I have some grounds to stand on, even without a move-in checklist.
