Hey Everyone,I just graduated college with no debt so I want to buy my first property and House Hack with college students, I found a property currently selling for $175,000 dollars, but I think It can be negotiated to a lower purchase price since it is a little outdated and the other houses in that same street have sold for less money, although it is outdated it could be rented for $550 dollars a month + utilities  and since it is a 4 bed, 2 baths; renting out the other 3 bedrooms while I live in one of them would help me break even with the house's monthly expenses.

Neighborhood schools garner 4’s for elementary and high school and a 7 for the local middle school.We don’t live in Oregon, but do live in the pacific northwest and regularly visit relatives who live in the Grants Pass/Medford area.

RE exposure will be there, just not this large allocation that BP thinks. yea and they are not stupid either because they know each local RE has more dependencies to supply-demand dynamics rather than interest rate alone.this is why even for hedge fund, they only purchase in certain area in bay area only like in cupertino or sunnyvale where it's good school district and next to Apple.

It will spark conversations with people you didn't even think would have an interest in your services.You may be able to find a deal or 2 within your own sphere of influence.I see that you're a school principal so as long as it doesn't conflict with your position, I'd imagine that you have a lot of folks around you who trust you and your judgment.
