Since it is a sub-to deal should I use Turbo Tax, a general CPA, or a CPA specialized din sub-to?

@Enrique Toledo  Any update on this potential deal and what you wound up doing?

I've know him personally for years, had the opportunity to consult with him on both sides of the business and have to say he's the real deal. 

I can find the deals through certain websites and other resources, but i hav barely a clue on how to actually pull the comps.

Interest rates decreasing a little more will be necessary to make this possible, too (DSCR loan).Also I will have another deal refinanced by then and gain about $70,000 of capital from refinancing that.

If you can get a note for 200K at no interest and you have completed your due diligence on this deal, then go for it.
