And yes, sometimes you have to pivot depending on other parts of your portfolio.The issue is that a flip is higher end finishes and amenities than a long-term rental so you could overdo the market if you have to rent it and get less of a return for the finishes.

I ask because a lot of new investors are getting lured into the thought of them because you get paid by the government this alleged "guaranteed rent", but that's not really how it all works.The Section 8 website for your area or the larger one should have metrics per square foot for the area.

I think the general idea is that areas like finished basements, or cape cods with sloped ceilings on the 2nd floor have finished space that is not equivalent in value and use as other finished spaces.
