@Barri GriffithsNegotiating a price on a short sale is more about who's willing to fight for it; having comps and learning to use deviation is great, but if you go in with just data, hoping the bank will see things your way, you've already lost.

Ken McElroy has some good books on multi-unit investing which it sounds like you are capable of doing with the funds you have available.  

save your money... do not borrow at your age until you are fully capable of repaying and you have significant reserves... this is where I see a lot of investors get in trouble.. they don' understand that you need reserves when you own rentals.. the more you own the amount goes down.. but you could go broke quick being undercapitalized to start. 

I think this is a tough fight, and we might have to go to court to remove them.
