The FIRPTA withholding requirements have changed recently, and the process can cause delays and/or problems with the sale of U.S. property when a foreign person is involved, especial when  a 1031 Exchange is part of the mix. 

With a strong tech sector, plenty of foreign investments, and a diverse industry overall, demand for the city of Seattle is likely to be second to none in 2016.Seattle has been in a solid upward trend since 2012 and is likely to continue its ascent.

@Michel Lambert It definitely isn't too far to market as a vacation rental for tourists, but you would be looking at weekly rentals for foreign families in that area.

I will be approaching the landlord of my current property with an offer, but I want to have finance sorted first.I am looking at taking a 30 year mortgage and will be putting at 20% deposit.Any banks or brokers that would work with some foreign rental income?

Coming from New Zealand, I have the option of stopping at Hawaii, or continuing to the main USA to set the account up.I'd be interested to know which banks are the most "Investor Friendly" especially in terms of foreign investors.I've heard that the smaller banks may be better to work with in the long term.
