We don't really incur any significant extra costs by having someone physically show the property because someone's already working, and we batch showings.

Yes, getting sued is a risk factor and I've been involved with frivolous lawsuits which are not fun, but in my opinion you'd be in a much better spot owning a property in your personal name that let's you keep an extra 10-20% of the purchase price in your pocket as emergency funds, as opposed to buying the loan under an LLC that requires every last penny you might have to make the higher down payment, then you have to operate on a shoestring.

The folks that do that work know what they can charge since your basically captive  IE the house wont work with out a new line.

All too often I see folks borrowing against their 401k and then never pay back.

If you're ok with roommates and generating some leases, ground rules, and interviewing folks before they move in, you really can't go wrong with house hacking.

Ended up snagging a fixer-upper that most folks overlooked because it had this giant avocado tree blocking the front view.

Myself I do about 100 deals a year for folks I have met every one of my borrowers personally save maybe 3 .
