For the first one there is a ton of data available on markets through the BP website that you may want to jump into and analyze.For the second one, $300 would be considered great to one person and a waste of time to others.

Anyone with a little extra money on their hands with the intent of buying real estate may be considered a legitimate lead.

But, if you pay utilities, it might make sense to add a bit for the extra water / electricity.Personally, I would use this as an opportunity to tear up that 3 year lease.

Would be an extra step to bill you fees otherwise.

Just be aware that the city is underdeveloped and you might want to be extra careful when choosing tenants to make sure that you'll be collecting your rent every month.
