Full re-pipe and re-wire, full sheetrock downstairs (ceilings too), upstairs just new texture, all doors replaced, all cabinets replaced (upper and lower), all new flooring (enigineered wood, tile and carpet upstairs), etc.

Sewer pipe replacement is reasonably easy, though can get a bit costly based on length, depth, and if anything else needs to be removed to get to it.

It’s an easy process, but can get pricey based on the depth and what needs to be dug through (and later replaced)There snare companies that do trenchless replacement - basically a hole is dug at the curb and the new pipe is pulled through the old pipe, breaking up the old pipe in the process.

Also, I would prefer to have a renter cover expenses during the cold months and make sure there are no issues with pipes freezing.

Black pipe is not too bad, it's just the labor and knowledge to do it that really gets you.If you have the aptitude to do this, you can go for it.Option 2: Meter it yourself and manage the billing yourself ---> We looked into this but it just didn't sound like something we wanted to mess with and even with this, it would heavily depend on your existing configuation as far as the cost/feasibility.

There is a school a block away and a Walmart, Ross, Harbor Freights, Dunken Donuts and Goodwill in the adjacent areas (all 0.5 miles away).This property was stripped down to the studs and has been completely redone with granite counter tops, stainless steel appliances, new carpet, tile, heaters, HVAC system, water pipes and electric wire.
