All three parties have signed this contract that states that I have the right to inspect, examine, study, etc. as long as I give reasonable notice.

You need an abstract so a title examiner can determine if the seller has title to convey without any title issues.  

You need to become an expert in your market, examine market trends, see which neighborhoods are the best to invest in and always add value to your acquisitions after you manage to get them.

I have been told that after passing the examination and obtaining your license you must work under the supervision of another broker for three years.  

Since the last month of the lease frequently aligns with end-of-term examinations, when a tenant gives notice, we will start advertising immediately and will make arrangements with the tenant for blocks of time in which we will show the unit prior to the examination period.

Have you looked at similar transactions to the one you envision and examined the documentation supporting the sale and transfer?

I'm just miffed this wasn't laid out more clearly to me in the first place so I could have examined my options and made a more educated bid.
