The other nice thing is the locks are available at every big box (Lowes, Home Depot, Menards) and available in many colors and styles, including versions with key pads which may be good for STR.I am not sure on the commons area, that may be a gap.Kwikset also has a landlord version that accepts a master key.

With only 10K the fasted way is like to drastically modify your life style to embrace the frugal and save every penny going forward until you have enough for a DP, closing costs and a reserve fund. $10K after closing costs and holding back a reserve fund will leave you about $5K for a DP.

@Brandon Turner's book on property management is excellent.A great option, IMO, is to find a PM that will do "a la carte" style management.
