I really want another deal, and want it to make sense for my time, energy, effort, and income. 

So, I think can see that you have the energy, positivity, and sheer determination to jump on the real estate investing bull and ride it out.

Different breeds of dogs really do have completely different personalities and energy levels.

But, again, it's all about what your goals are for this investment, and how much time/energy/blood/sweat/tears you're willing to put in to make it work. 

Any costs for Energy Efficient Mortgages and Solar Energy Systems must not be included in financeable repair and improvement costs.

I'm not saying any of those things are you, just referring to how NOT to invest in real estate.For most of us, real estate takes work, passion, time, energy, effort, etc.
