One was inline with appraisal another actually met at the price point, as I was not concerned that the price was slightly elevated seeing the market revitalization happening.Many others, I presented myself as a very serious inquiry (a couple I contacted multiple times even after the initial no response - two still didn't respond).

If anything I see condos renting for more because they tend to have a lot more amenities that are attractive to renters (gyms, elevators, doormen, roof decks, etc).If you house hack a multifamily you will be a landlord right off the bat, and depending on your budget, you will probably need to do some renovations.

Some of these are areas that are seeing institutional players move-in and while I don't like to elevate them as the wholly grail of all decision making, they also don't chase poor tenant profiles ;)

They maintain the lawns, (not just mowing and snow removal,  but replace dead plants or trees as needed)  the common parking areas,  common inside areas,  pay for electricity to light the outsides,  one condo has elevators so they maintain those,  stairwells,  anything up to your wall and all common areas.
