My apartment is in lower income part of D.C. there's still a lot of crime, "D" became my eyes and ears of the apartment giving me invaluable information.

We are acting as our own GC, with her being my eyes and ears on the ground. 

I'm all about learning right now from more experienced investors so I'm all ears if you have any additional advice to share.

Not a huge concern out here, but depending on the cost you could go with a few ring doorbells and a combo lock if it were cheaper.

The estate agent kept asking us to make and offer and saying that we should at least toss something into the ring.

They will not be able to un-ring that bell...To those that are suggesting to go to the police, I don't think that will get you anywhere and will almost certainly be looked upon with disdain by the cops. 

@Josue Vargas I leave a new shower curtain and rings, felt pads for under the furniture legs, furnace filters and a brand new roll of toilet paper on each holder.

I have a single family I just closed on to house hack back in December and again I only have about 20k to put towards a flip.A local investing group has meetups and with an investment of a few grad they say they will plug you in with wholesalers, and contractors and lend an ear to compete the flip does that sound like Something any of you would do for a first flip.

This is a common theme for Cleveland proper, I would look at inner ring suburbs like Parma, Euclid, Bedford.
