I would only do a HELOC if you have a mortgage and are locked in at a low rate from the COVID era; if a property is free and clear, I would just do a cash-out refinance.

If the locks have been change, you can drill out the locks and charge them both for the costs. 

Syndications are EXTREMELY risky investments suitable only for highly-experienced accredited investors who can appreciate the risk both to their principal in the case of bad planning or a scam AND to having their capital locked up for 5 years+.

So, you want to lock things up that are on the open market that anyone can buy, then sell them to someone else who could have bought the same property on the market, at a higher price than you paid for it?
