Other than setting up a domestic and foreign LLC due to properties being in different states, transferring the deeds, and opening business bank accounts (and funding), what else needs to be done?

It's been up and down with expected repairs coming up (HVAC, plumbing, misc. repairs) that has shaken my cash flow over that time span.

Be diligent with inspections, especially plumbing and electrical.

Have the info on:    - any claims in the past 5 years    - when were the Roof, Electrical, Plumbing, & heat last updated    - what alarms/security    - who the prior coverage was for the past 5 yearsCA has become a difficult market for coverage lately so I would start the process early to make sure you are quoted in enough markets.

. - ​Fully upgraded with energy saving high impact windows, new AC units, new electrical panels, plumbing, new kitchens, stainless steel appliances, each building has its own energy efficient washer and dryer, energy saving lightings, landscaping, new high quality porcelain floors.​- No flooding area.- ​8 street parking spaces.

Who provided the estimate for the plumbing and roof?

Turned out it was from a plumbing leak years ago, and the seller never bothered to paint it over.

I've got a GC now who has done plumbing at my house and I've been satisfied with the work he's done.

This means that you may need to open up walls to expoise plumbing, electrical, hvac, etc. in order to show what was done, and if the work completed is Not up to current code standards, the work would need to be replaced.Work within any coach houses can still be a difficult process to manage with the City, but they are getting better with updates to the zoning ordinances.
