Go at different times of the day/week and make sure there are no rowdy neighbors or dogs that could affect you retaining/getting tenants.

If this credit drop is urgent to recover, I'd be proactive and call the lender/servicer and see what you can do to make this go away. 

As @John Warren points out, in his market dogs are selling for 4-5 caps because the market is hot.
