The Dallas area should have plenty of opportunities when you consider the suburban cities that are included and the diversification it has.  

Those 2 thoughts are contradictory..Also, diversification is important.

It is a diversification move, and nothing else.It is very easy to use a self-directed IRA within the IRS guidelines, so long as you make sure to be aware of those guidelines.  

., Two reason: Diversification and increases wealth creation through leverage.

Diversification is for the people who've already achieved enough volume in a market to understand their downside.

The main reason to use a diversification 1031 (sell 1 and buy 2) is to get at the equity in your old property and leverage to provide a better ROI.  

I generally max out my IRA in stock market every year just for diversification and nest egg...Anyhooo... 

Personally I believe in diversification of assets and diversification of income.  

I'll also add that if someone is looking to take a more passive role in real estate and wants the benefits of diversification there are funds available to accredited investors that are designed to allow investors the opportunity for ownership of institutional investment grade property that is occupied by regional, national, and Fortune 500 credited companies.
