It is a diversification move, and nothing else.It is very easy to use a self-directed IRA within the IRS guidelines, so long as you make sure to be aware of those guidelines.

The main reason to use a diversification 1031 (sell 1 and buy 2) is to get at the equity in your old property and leverage to provide a better ROI.

I'll also add that if someone is looking to take a more passive role in real estate and wants the benefits of diversification there are funds available to accredited investors that are designed to allow investors the opportunity for ownership of institutional investment grade property that is occupied by regional, national, and Fortune 500 credited companies.

Diversification of investmentI am a firm believer in buy and hold real estate and own this type of investment myself, but also wanted to add an option to the list.
