I have also had appraisers' square footage measurements be off by 40%+ of what the county records say, as well as other discrepancies that could affect the value or saleability.

I need to be careful with the details on this one, as I signed a C/A so as such I will ONLY be posting info presented on the publicly available flyer.Details are:City: Flint, MI (it is on Detroit water, not the hosed up Flint system)Water/Sewer are municipalPads: 87 (weird layout of existing homes make the usable pad rate only 85)Park owned homes: 85 (40 or so vacant--it seems this has improved since last year, maybe)Average Lot Rent: $285/monthRoads: AsphaltAsking Price: $525k2013-2015 reported income (per flyer): $212k, $190k, $206kNotwithstanding the obvious math discrepancies of 45*285*12 = $154k (far off the reported income), the really interesting part is the reported expenses for those years at $171k (81%), $166k (87%), and $149k (72%), respectively.So it is obvious that the management leaves a lot to be desired if the actual operating expenses could be cut down to the 30-40% nominal.

I explained the situation and the VRBO rep confirmed the discrepancy and said per this policy it's basically on me and they won't help in any way.

My thoughts are that the tenants will likely discuss their rents and I wouldn't want to have the rent discrepancy be the reason that side A leaves after their lease is up.

When I owned a piece of property that I paid $250k for and Warren Buffett paid the same amount of property tax on his million dollar home, I realized that there was a serious discrepancy in the state's tax policies.The people will ***** and complain about the state being broke, but when it comes to fixing it, they won't consider the repeal of Prop 13.

i really feel like we are one big family.So, after giving it some thoughts and considering all the discrepancies ( his income turned out to be $1600/m instead of $3200/m reported on the application, her income turned out to be $800/m instead of $4000/ reported on the application, they said the rest they make in cash, his previous landlord said he lived there for one year but he told me he lived there for 3 years, plus she has a student loan and his score is 550 and etc.) we decided to pull the plug. as a matter of fact, after i called his landlord he called me back complaining i am questioning and calling his landlord and saying he is not interested in the property any more.....my property is after total brand new renovations in the B/C area (depends on how you evaluate the area)once again, thank you all!!!

They can only add them as according to the Legal Occupancy of the building.If there is a discrepancy between the number of the meters and the units, I go to the buildings department and pull the current Cert of Occupancy myself.Of course this doesn't help you now, but it might help others from getting into your situation.One thing you can potentially do is look at your Contract of Sale, if you have one.Was it done with an Attorney or other professional that has E&O?
