I am out of state so looking for local investors but havent found any yet.You can not, and you will not get a discount.

My mother-in-law is managing the state and doing some projects to get the house in better shape before going to the market.My husband and I would like to purchase the home as an investment property (rental); my mother-in-law stated that she would "discount" her part of the purchase, which means we would only pay 66% of the original price.I am trying to think of alternatives to borrowing the money.

So hummm let's see, what to do what to do, rent's going up 20%+ annual OR I can sell at huge discount, what to do, what to do...... ya RENT it out!     

I mean, you might not mind this sudden discount, but would not you get suspicious about the rest of her numbers now?

I don't have a very big budget so I want to make sure I make a smart purchase and I'm even open to possibly partnering up with some developers and builders and or even provide them with some heavily discounted lots as well.

Although prices have went insane in recent years (despite the recent come-down), the dollar is in the toilet again so you'd get a pretty hefty discount. 

You can make sure to get 10% off coupons from usps moving or buy gift cards at 90 cents on the dollar (I get them as credit card rewards) to stack up the best discounts.

I took the cash and invested $20,000 in the  purchase in a first lien note with an interest rate of 9.5% discounted to yield 18%.  

Normally I wouldn't be targeting this one, just hard to pass up the discount + 10k year in "gifts" on the seller financed portion. 

What I mean by that is, you need to establish good relationships with the listing agents that list REO's and distressed discounted properties.
