I don't think they could demand a reduction on the basis of the home no longer being inhabitable (as you are not able to remedy this), although I wonder if the lease has some sort of force majeure clause available to the tenant under the law.

If you find a great deal on a house that is in strong demand as a rental and you feel that demand may still be there even if housing prices decline you might be able to wait out any decline in prices without it harming you very much at all.

My duplex is near a university too, so hopefully it will continue to be in high demand as a potential exit strategy.As for my M&R, my plan was to keep $6000k aside per property for emergencies, and save 10% of rent (which is about 1.6% of the value of the property) for regular maintenance, with any leftovers accumulating for major repairs.
