STR market is dieing unless you can play in the 750-1.4M$ price point then there is opportunity, most are going MTR or LTR, we manage a vast amount of properties and see clients switching from furnished to long term unfurnished, lots of data around this...

I second what @Garrett Brown said - we use Roku in all of our places which operates similar to how a lot of hotels have now where you can login and use everything and then it will wipe all the guest data out on checkout date.

.* We get as close as possible to ironing/feeling out deal terms that would be agreeable to the seller in advance of submitting an offer, including site visits if they are located in the same market we are vs. out of state/market.All of the above data provides us with enough of an analysis to know what our deal parameters are going to be, at least to within a few percentage points.

It is a very system-driven profession and shouldn't be jumped into without the intention of building a business around it.

The truth is that any data or track record can be interpreted in multiple ways, and each sponsor will naturally present their results in the best possible light.

Where do you get your data from about length of tenancy in rent controlled areas? 

It is a Pro membership feature but the data is INSANE value for LTR metrics. 

I am finding fairly positive economic data but have not run across many on these forums who invest there.
