AhmadYou will normally receive an invoice from your attorney along with your closing package.  

@Willie Cedillo I didn’t read what state you’re in but in California you have 21 days to get it in either his money back with an itemized invoice of what you charge them for if you don’t need that deadline he can take you to small claims court and get all of his deposit back

Make a list and deliver the security deposit back to the tenant minus the repairs; supported by invoices.

An invoice gets sent out 7 days in advance of the rent due date or whatever number of days I chose and gives them a link to make the payment.  

If your an excel landlord simply generate an invoice for the repairs using an online template and send it to the tenant.

Some mortgage rules are smart and there's a dang good reason they can't get a mortgage.

I didn't even look at the invoice you provided because it doesn't matter.
