I think as an investor it is important to accommodate these people in my income properties.

You need to hire on a 1031 exchange accommodator to properly execute the exchange.  

In addition to the association allowance if you plan on doing Air BnB or short term vacation rentals don't forget that there is an additional Transient Accommodation Tax, bringing your total tax requirement to ~14%

I managed the projects, so coordinating the demo and install timing on things was key and each contractor was accommodating and fairly priced.
