I’ve been researching a lot about the basics, but I know there’s so much more to learn, especially from those who’ve been in the game for a while.I’d love to hear from experienced wholesalers about their journeys and any advice you have for a complete beginner like me!

A complete overhaul of the kitchen and bathrooms, including cabinets, countertops, LVP flooring, electrical and plumbing fixtures.

To answer your question (that wasn’t actually aimed at me) my concerns are investing in an area that I’m completely new to and building an out of state team that will be effective. 

I now inform all prospective buyers ahead of time that I will send my painter in as a 1 time courtesy once they complete their move-in to touch up hallways.

Assessments in NJ are not done on sale, unless it's a new build or a complete renovation where the permits tip them to reassess, so every three years or so they reassess all of the properties and taxes go up most of the time.

And frankly wholesaling while alive and well in Oregon  compared to other states where you have a lot of inner city low value assets that primarily trade through wholesalers..

My personal experience tells me home owners in foreclosure are in complete denial and will try their best to dig themselves in as deep as they can.

So I can completely surrender the homeowners insurance right?
