Just be mindful to communicate what your thinking to the seller long before you show up with either one.

It sounds like you're taking a thoughtful approach to real estate, and the BRRRR method could be a great fit for you as it aligns with your goal of generating passive income.

@Caleb L.I would say it is fine, so long as your job is not just to find a property for an investor by middle man communications between a broker and the investor for a small payment (pretty much what a broker does).

I suspect poor communication was a reason that such a low percentage of people who paid $300 atrended (in San Diego I attended the STR workshop and room was full - this syndication workshop we sat around one table).I have heard Codie present and she is as good as you indicate but not an RE person. one of her lines is something like there are a lot of millionaire RE investors but not a lot of billionaire RE investors and I want to be a billionaire.  

We ended up moving several times around Southern California  while growing up as my parents employed what we now call the BRRR method.
