Most turnkey companies proforma does not tell the complete story and that is why is called "PROFORMA" OR "PROJECTION", they don't account for the true vacancy, leasing fees, holding costs, and Headache factors that come with a Class C and D properties and neighborhoods.Hopefully, they can help you get to 100% occupancy and sell the property so that you can re-invest in a better neighborhood and relatively newer property like 2020 or newer if is possible in that market, or just go to another market you understand better or have some kind of connection with.All the best and keep us posted on your progress.

So I would rephrase the question as: what are the pros and cons of Kansas City for buy and hold small multifamily when my goal is cash flow or what are the pros and cons of Kansas City if my goal is fix and flip SFH with large margins on each project.

I also use Hubspot for my personal projects but really like Pipedrive as a paid CRM.

The lots will be great to develop (either by us or another builder) and that's where the big payback will be on this project. 

Related, you will want a contractor who is used to doing projects like this on schedule and on budget.

I have a close associate with a large project there and the local banks have turned off the spick-et on funding his developments and these are very large multi thousand acre deals.

+I've researched something called an FHA Construction loan in terms of financing this project, but it seems that most large banks don't offer that product.
