The sweet spot to get the interest is 6%, the 5.5% is where activity starts but 5% & sub is where the real activity starts and starts coming to that 5-6 month housing supply stock in my opinion.

(From there find an agency that specializes in the type of project you are looking for, set up Zillow alerts and watch- understand the market you are diving into so you can spot a deal, a good agent should do this for you too!)

What is more lucrative in a Midwest or southern market, with  prices in the $300k’s for STR’s, college football or vacation spots and where.

Some other neighborhoods like Cudell, the West Eighties, and Bellaire Puritas are nicer in some spots, but might also be worth avoiding if you're only looking for C+ or higher.
