A simple DSCR (rent/PITIA) calculation can be an easy way to evaluate the property if you are doing that type of loan.

I suspect mine added less than $50k because it took space from other use, but it added enough to be an easy decision to add. 

I am afraid since this appears to be unsecured there wouldn't be an avenue to place a lien on the property.

Folks need to wake up and MAKE the coffee, in order to get to smell the coffee, not just simply wake up and poor, magically the coffee is made, and that's the truth!

Depending on the nature of your property and the particular Cost Seg provider's MO, there may or may not be an actual site visit.

The reality that neither view is realistic or probable.The best advice I can give would be to underwrite for long-term leases as that can be an acceptable exit strategy, but be prepared to execute well on your MTR strategy (great interior design along with profesisonal photos and concierge servive).
