The couple that lived in the home smoked so my realtor let me borrow his Ozone generator to help get the smoke smell out (works amazingly) I am adding a new kitchen countertop, faucet, backsplash and repainting the kitchen cabinets.

If you are buying commercial assets like retail in the millions or more in price most brokers co-op so you have a buyer broker on your side.Residential at smaller price points you can run into more newbie type agents that might do anything to make a buck to survive.Commercial brokers many are already multi-millionaires that have been in the business awhile so don't need to (blow smoke up you know where).

She has people living in the unit that are not supposed to be there, she has a dog in the unit although the lease clearly states no pets and her mother (who is not on the lease) continues to smoke in and around the property although the lease clearly states "No smoking".

One interesting find during the inspection of the "in law" suite was that no smoke detectors were installed in the furnished basement.That being said, this has me concerned about the potential quality of work that went into the rehab, and whether or not licensed contractors/personnel did the work?
