OTH, it is not secured by title necessarily but certainly takes the flavor of an installment sale like a land contract.Regardless, IMO, these Acts will be the new base line from which to judge predatory practices regardless of whether or not a seller is required to comply.

Note the bold italics below:ORC 4735.01 (A) "Real estate broker" includes any person, partnership, association, limited liability company, limited liability partnership, or corporation, foreign or domestic, who for another, whether pursuant to a power of attorney or otherwise, and who for a fee, commission, or other valuable consideration, or with the intention, or in the expectation, or upon the promise of receiving or collecting a fee, commission, or other valuable consideration does any of the following: (1)Sells, exchanges, purchases, rents, or leases, or negotiates the sale, exchange, purchase, rental, or leasing of any real estate;Etc.http://codes.ohio.gov/orc/4735What the ORC clearly states is if you are selling real estate for someone else, for compensation you need license to pursue that activity.
