My brother in law got lured, hooked and reeled in by a 5 yr lower interest hard money, property didn't re- appraise high enough they fed on his bleeding carcas until he could sell.Find reputable HM with proven track record I did 3 last yr without a problem.

My experience with long distance investing was not good with Stockton ( PM's were bad in addition to lack of knowledge of market and we were able to get out quickly to prevent bleeding) but farming will be a different ballgame.

The steps the MDE are requiring are just an additional headache to covers their asses (and bleeds more money)....be careful,

Let the cable company bleed them for those calls. 

Or perhaps they have a total pain the rear, that is bleeding them dry.

It's going to be forced to gentrify if Nashville keeps swelling with people coming in (which I have no reason to think that it won't).I haven't dealt with the church thing yet, but I don't think it would bother me.

But be sure to use the right primer- I had some old wood doors that had been painted many times in the past but something about the original finish  just kept bleeding through. 

The independent piers are necessary to keep the slab leveld during seasonal shrinking and swelling of the clay soils.
