@Chase Keller  Have you gone through the strategy implementation yet? 

Chasing the highest ROI sounds amazing at first, but gets less and less exciting (at least in my experience). 

For anyone who may end up reading this, as a follow up, (1) auction.com ended up not requiring the full $2500 deposit, since my purchase was less than the deposit requirement. (2) It took about 2 months to get the deed, because CHASE had a pre-foreclosure on it at the time of the auction, and so they formally foreclosed and then eventually got the deed, which they then eventually signed over to me. 

It's a tempting path, chasing after that quick cash without stopping to consider if you're actually solving a real problem for the seller.

I would just charge enough rent to make it worth my while to chase her.

Rushing and buying a property for 200k, chasing rents, dealing with evictions, constant repairs, and seeing baby appreciation over the years is not the best moveSaving up a bit more, buying in a more solid location that has higher quality tenants and larger room for appreciation will usually play out better for you in the long run. 

the 1031 exchange will accommodate all of it - you can change locations, types, priorities, and risk all using the 1031.   1031 investors aren't all chasing one thing. 

I'll cut straight to the chase - I have $100k cash and I'd really like to buy a 3 or 4 unit multifamily.

They'll look at the case in a different light than if you're offering to pay them hourly to chase the manger around court for a few years.
