You don't actually have to hire the inspector its just something you should ask for to maximize the value of your inspection fee.Item 2 recommended a second estimate anyway so you will have that estimate to benchmark the first against and would have more confidence in your estimate of repair costs.

The Economic Evaluation is based upon the NOI produced, so $/sqft can vary all over the place, while NOI * GRM is a good benchmark of what the price should be.

I thought the belt tightening 2-3 of years ago - when regulations returned to the "must qualify at 5-year benchmark rate, 25-yr amortization" from the "if you have a pulse and want a 40-yr amortization" - that this programme had been eliminated.I wonder how many (if any) lenders are offering this programme.Regardless, while it may be useful (though with the premium charged, I have doubts), it can also very dangerous.

This is what his initial feedback was: rate will be about 4 points on top of the adjustable rate LOC I have (which is based on LIBOR or the equivalent U.S. benchmark) also the rate will be adjustable yearly on its anniversary...how can I convert what that rate is today, I understand it will change annually.Thanks!
