I know that now.I tried to tell the auditor that I was better educated now and would be happy to re-work my 2014 and 2015 returns placing the Schedule C expenses to their proper Schedule E categories.I was told "NO your can't revise your return once under audit."

That way you keep your 60k in the bank as reserves (i.e. bona-fides to qualify for the refi's) and then you can do rate/term refi's on the properties once you get them rehabbed and rented.Local banks like rate/term refi's way more than cash out refi's - as do their auditors......So finding a hard money lender that can do 100% financing is a really beneficial tool to have.
