This is truthfully the most overlooked aspect of most investors business.

Then I sent them local updates consistently.  

The house hack aspect will make most properties a good deal (of course you still want to run your numbers and ensure this), but if you can find something that is closer to the turnkey side it will be a good intro to real estate.
