Where I see mistakes made in the note space are:1. companies turn into marketing and education - they lose focus on underwriting and managing their business.2.

You want to look for uneven multifamily houses to house hack so you aren't wasting bedrooms in your unit and so you don't have to room hack.

Zillow and other tools just aren't going to get you very far.hope this helps

I basically just told them when they moved in that any drama that may arise from them sharing the house is between them and has nothing to do with me (as long as the house/people aren't being physically harmed).If you do end up renting to veterans I think your best bet to ensure everyone gets along is to just make one lease for all 4 bedrooms.

We aren't playing the game of whoever has the lowest interest rate.To determine if capital gains are worth paying today you should do an analysis for IRR or NPV across a cost benefit. 

I wouldn't use them to complete the job, they've already shown they aren't doing quality work.

Make sure the numbers so that if you put in 60k to 70k you're getting some sort of annual net profit so you aren't having to feed the investment.
