Celebrate that.

This July will be our 1-year anniversary of living in our home.

Shortly after is the biggest event of the year, Fantasy Fest  which draws tens of thousands, immediacy after that is power boat races, which bring many rich folk, then Christmas, the iconic New Year’s Eve celebration, winter (sooo many snowbirds), spring break is always insane, singers songwriters fest, mile 0 fest and the list goes on.  

There is obviously a limit to how long you should take, but you should also celebrate the victories that you have made.

I have been off the grid celebrating an anniversary.

I am thinking the best course of action may be to raise the rent by 7% on Dec or Jan 1, then aggressively raise it each anniversary to catch up to market rates as recommended by @Eric Mcginn.Lesson learned the hard way!

I'm coming up on my 4 year anniversary as a BP Pro member and I'm also closing my fourth rental purchase.

I disagree.If you sell, there's a very good chance you'll spend the money paying off your debts, maybe celebrating with a new purchase or vacation, or whatever.
